A Milestone Development
Developed by Hines, the innovative office building is a game-changer for the commercial building industry and a milestone for mass timber construction in the U.S. At 7 stories, 221,500 s.f., T3 is the largest modern mass timber building in the U.S. Its unique design by Michael Green Architecture and DLR Group celebrates the historic character of the North Loop neighborhood, while providing modern amenities for its tenants. Utilizing heavy timber, the only structural material that comes from a renewable resource, T3 is a new idea in office design that turns the workplace into a human resource asset to help recruit and retain today’s knowledge workers and provide a more seamless work/life integration.
T3 Recognized for Sustainability Achievements
T3 received LEED Gold designation for core and shell construction. Timber is the only structural material that comes from a renewable resource which makes T3 one of the most environmentally friendly and sustainable projects in Minnesota – the wood used to build T3 takes 15 minutes to grow in the North American forests. Nearly 181,000 cubic feet of wood was used to build T3, which allowed the avoidance of 1,411 metric tons of carbon dioxide emissions.
Global Recognition for T3
T3 has been well received by the office community and is substantially leased. The innovative concept has resonated locally, nationally and internationally. T3 has been featured in European, Japanese, Canadian and domestic publications. The USDA, Forestry Service and DNR have toured T3 to learn about the use of timber in large commercial projects. T3 has been an exemplary model and has served as a catalyst for the use of heavy timber in additional commercial developments.
About the NAIOP Awards of Excellence
The NAIOP Minnesota Awards of Excellence program recognizes exceptional developments by NAIOP members, with winners selected by a panel of independent judges. Judges tour the nominated projects and rate them on criteria including site development, architectural integrity, interior design, integration into the community, market feasibility, unique challenges and LEED certification. NAIOP is the Commercial Real Estate Development Association.
