Sherman Associates block redevelopment project includes market rate and affordable housing along with the Minneapolis Fire Station No. 1
The O2 and Ladder 260 Apartments project is a Phase 2 development by Sherman Associates in Minneapolis, MN. O2 is a 22-story, 240-unit new market-rate apartment building spans over 382,806 SF and includes 5,400 SF of commercial space. In addition, the project features a 2-level, 220-car underground parking garage and surface lot for residents and visitors. Ladder 260 is a 6-story, 90-unit affordable low-rise apartment located at 260 Portland Avenue. Sherman Associates, the client and owner of the O2 and Ladder 260 Apartments, has successfully brought to life this modern and sustainable living space in the bustling city of Minneapolis. On the same block, Sherman also celebrated its completion of the new Minneapolis Fire Station 1 for the City of Minneapolis located at 285 5th Avenue South. The fire station was the first phase of Sherman’s $161 million redevelopment of the majority of the city block. The redevelopment is on an approximately 1.75-acre site in Minneapolis, which was formerly a vacant surface parking lot and the former Minneapolis Fire Station 1 that was built in 1909. Ladder 260, O2, and Minneapolis Fire Station 1 are three separate projects that were simultaneously developed.
