2700 University Wins NAIOP Award of Excellence
2700 University is the winner of a NAIOP MN 2017 Award of Excellence in the category of multifamily housing up to five stories. The awards were presented Sept. 28, 2017 by NAIOP, the Commercial Real Estate Development Association.
Gateway to Saint Paul
The innovative mixed-use, mixed income project comprises 248 units and 345,000 s.f. and at the gateway to Saint Paul. Developed by Flaherty & Collins Properties, The LEED certified, transit-oriented development is adjacent to the Green Line and comprises 60 studios; 129 one-bedroom; 6 one-bedroom + den; and 53 two-bedroom apartment units with luxury, modern, resort-style amenities including community space, fitness rooms, and a large outdoor pool deck with grills, seating areas and pergolas, in a design by UrbanWorks Architecture.
Project Innovations
2700 University is a truly one of a kind project in Saint Paul, the first that combines luxury market rate and affordable housing, with transit-oriented development on the Green Line and achieves LEED certification. The project is a true public/private partnership with City, Met Council, HUD, LISC, and National Equity Fund. Twenty percent of units are affordable to households earning at or below 50% AMI. The project also includes approximately 7,000 square feet of retail along University Avenue and below grade structured parking at .94 stalls per unit.

The NAIOP Minnesota Awards of Excellence program recognizes exceptional developments by NAIOP members, with winners selected by a panel of independent judges. Judges tour the nominated projects and rate them on criteria including site development, architectural integrity, interior design, integration into the community, market feasibility, unique challenges and LEED certification.
