The Larking Wins Minnesota Real Estate Journal Award
In April, The Larking, a $100-million development featuring 341 market-rate apartments, won the Minnesota Real Estate Journal (MREJ) Award for best “Mixed-Use Property.”
Name Inspires Design
The word “Lark,” which means to have fun in a mischievous way, inspired both the name and design. The building, designed by ESG Architects and developed and constructed by Kraus-Anderson, is described as refined, approachable, urban, classic, smart, and witty with details that blend grit, glam, concrete, crystals, and quirky accents.
“All the art, accessories, and furniture make the space come alive with the vibrant colors, textiles, and patterns. We really jumped outside the box and gave The Larking a distinguished personality,” said Katie Trudell, Kraus-Anderson Development project manager. “This was a fun design concept to work with and allowed everyone involved to think of the unexpected and pair that with traditional concepts.”
Property Highlights
The mixed-use property includes three levels of underground parking and is anchored by a Wells Fargo branch, as well as an additional 12,900 square feet of street retail space.
Live-Work-Play amenities include a Sky Lounge, pool deck, fitness center, sauna, golf simulator, pet spa, work-from-home suites, a conference room, and a creation studio.
The elegant residence caters to active, urban professionals with 38 floor-plans, including seven unique penthouses. The property offers artful elements, like floor-to-ceiling windows, wide-plank flooring, granite countertops, and exposed concrete ceilings and columns.
Willdan Group’s Environmental Design Assistance Study concluded that the building will acquire an annual energy cost savings of 7.8% when compared to the standard reference design for similar projects. This is due, in part, to the use of high-performance windows, high value wall and roof insulation design, creative lighting solutions, and best practices mechanical and plumbing design considerations.
Community Impact
The Larking welcomes a sizable number of new residents to the Elliot Park and East Town neighborhoods. The property, and its people, add vibrancy and economic momentum to the spirited Minneapolis scene.
“There is not another building like The Larking in the Twin Cities. Residents will enjoy living in such a well-designed, well-built building,” Trudell said.
